Buying With Meritage in 2024

The industrywide changes taking effect following the National Association of Realtors® (NAR) settlement may leave some real estate agents and buyers with questions about what this means when buying a home with Meritage.

We’ve compiled a list of frequently asked questions to provide the answers you need.

Q: Who pays a buyer’s real estate agent commission?

A: Meritage Homes will pay a competitive market rate buyer’s agent commission for every represented buyer who purchases a home with us.

We understand the crucial role real estate agents play in helping buyers find their dream homes. That's why we're committed to supporting our agent partners. We’re demonstrating our commitment to a strong mutually beneficial partnership by continuing to pay competitive market rate buyer’s agent commissions.

Q: What happens if I don't have a buyer's agent?

A: At Meritage, regardless of the NAR settlement, we encourage our homebuyers to have agent representation and the settlement does not dissuade that.

Q: Will Meritage Homes commissions be listed on the MLS?

A: No, as part of the NAR settlement, commissions will no longer be included on the Multiple Listing Service (MLS).

Q: How will I know what the commission is for a Meritage home?

A: A Meritage Homes Sales Counselor can give you the commission information for any specific home. Meritage is committed to offering competitive market rate buyer’s agent commissions, and we are also committed to the transparency of all aspects of the homebuying process for both real estate agents and homebuyers.

Q: Does a buyer agreement need to be in place to tour a Meritage home?

A: Per the NAR settlement, a written agreement is required for a homebuyer and real estate agent to tour a home. At Meritage, we will assume all proper paperwork has been completed when you come to visit a community.

Q: When did these changes take effect?

A: The changes are in place as of August 17, 2024. For more information, visit https://www.nar.realtor/the-facts/nar-settlement-faqs.1
